The purpose of this project was to provide a functional work environment for the Caroline County Parks and Recreation Department and create a working, usable community space for athletic, fitness, and cultural events. Previously used as an armory and community building, this facility required a complete “gut” in order to determine the available remaining working components. New mechanical, electrical, plumbing, and fire protection systems were installed throughout the entire facility including the gymnasium. The Historic Trust allowed minor exterior changes including new windows in the style that previously existed and, when combined with masonry repairs and new landscaping and paving, restored the facility’s exterior to a look that had not been seen in decades.

Challenges & Solutions

  • The entire perimeter foundation was exposed, treated, and sealed with membrane and a “French drain” was installed to assist with the redirection of the ground water.
  • The use of Building Information Modeling was not specifically planned for this project, but was utilized to facilitate the installation of the sprinkler, electrical, mechanical, plumbing and new sound attenuation ceiling systems.
