Atlantic General Hospital – Gudelsky Family Medical Center

The Ocean Pines Medical Office Building (AGH Gudelsky Family Medical Center) required construction of a new, 50,000 square foot steel framed, single-story core and shell with three tenant fit-outs. The medical office building would be an extension of Atlantic General Hospital and provide the surrounding community with doctors’ offices, a pediatric treatment center, a diagnostic clinic consisting of x-ray and phlebotomy services, and a drive-thru pharmacy.
The building site was previously farmland, adjacent to Maryland Route 589. A major challenge was that the site required infrastructure built to service the new building, as well as for future development. Another extenuating condition was the need for an addition of a travel lane to Route 589 for access to the site. Before the roadway could be widened, existing utilities, power, telephone, gas and cable TV had to be relocated. This process required installation of new conduits and structures, which were subsequently activated by the various utilities. Upon completion of the offsets, the road work was able to proceed.
