Homes at Berlin is an affordable housing community that provides homes to low-income individuals and families. This multi-family project consisted of interior and exterior renovations to 42 existing apartments and 12 newly constructed apartments inside the new Garden Building, renovations of a community center, a new playground, landscaping and sitework.

This was an occupied project that required existing tenants be relocated during the renovation of their unit. It was essential that the project design team and key stakeholders conduct high-level safety and logistical pre-planning and collaboration efforts, followed by well-executed project management and communication at all stages. Adherence to a strict construction schedule to meet a firm completion deadline was also vital for the owner to receive tax credit benefits.

Willow successfully maneuvered through supply chain challenges and unforeseen
conditions, and other challenges that come with an occupied rehabilitation project.
They provided timely communications and offered suggestions for cost-effective
solutions for unexpected issues that arose. Homes for America was pleased to have
partnered with Willow Construction on this project that helped preserve and create
much needed quality affordable housing in the Town of Berlin.
